How to Write Ad Copy for a Real Estate Agent

Real estate ads split into two very different jobs: selling a specific listing, and building your name as the agent people call when they're ready. Mixing the two into one generic ad ("Your trusted local realtor") does neither well. Treat them separately.

Listing ads: sell the standout feature, not the square footage

Every listing has specs. Not every listing has a feature someone will remember. Lead with whatever makes this property different from the other 12 open houses this weekend:

Give listing ads a real deadline

Open houses and offer deadlines create genuine urgency — use the actual date, not vague language:

Example

"Open House Saturday 1-4pm. Offers reviewed Monday morning."

Personal-brand ads: lead with proof, not personality

"Your trusted local expert" is what every agent's ad says — it's not a differentiator, it's the baseline claim everyone makes. Specific proof does more work:

Split buyer-side and seller-side copy

Someone looking to buy and someone deciding whether to sell are in completely different mindsets. A seller wants to know what their home is worth; a buyer wants to know what's available in their budget. Run separate ads rather than one that tries to speak to both.

Target by neighborhood, not just city

Real estate is hyper-local in a way few other categories are — someone searching in one neighborhood usually isn't interested in a listing 20 minutes away, even within the same city. Use the tightest geographic targeting the platform allows, centered on the specific neighborhood or zip code the listing or your farm area covers.
